Custom furniture in Dubai: how is it priced?
Custom furniture in Dubai covers two different jobs: loose pieces built to your dimensions, and fitted joinery fixed to the walls, such as wardrobes, storage and panelling. Where it is fitted, the community's rulebook applies, and in Town Square new wardrobes are minor works at AED 1,000.
How much does custom furniture cost in Dubai?
Of the rates on our fee page, the one with furniture inside it is Xworks' turnkey base of about AED 1,500 per square metre, which covers partitions, ceilings, flooring, MEP and furniture together. Pieces ordered on their own are quoted one by one from a drawing and a material schedule, and none of the design and fit-out firms on our fee page publishes a price list for them. Small turnkey packages that furnish a one-bedroom apartment start at AED 10,000 (AI Designs). The published package rates sit on our fee page.
What does a workshop need before it can quote?
A bespoke quote is only as good as the drawing behind it. Workshops price materials, machine time, finishing and fitting, and each of those comes from a document you can prepare before the first call.
- Site measurements taken after walls and floors are finished, with the ceiling height and any skirting or sockets in the way.
- An elevation drawing of each piece showing doors, drawers, shelves and hanging space.
- A material schedule: board and veneer or lacquer for carcasses and fronts, hardware by maker, and the finish sample you approved.
- Quantities, so two workshops price the same number of doors, drawers and metres of shelving.
- The delivery route: lift size, stair turns and the community's delivery hours.
- Who fits it, and whether fitting and snagging are inside the price.
We put that set together with the designer before any workshop sees the job, so the quotes that come back can be read side by side.
Loose pieces or fitted joinery: what changes?
Loose furniture is a purchase. Fitted joinery is interior work, and some communities treat it that way. Nakheel's 2023 villa design codes let owners replace cabinets, wardrobes and furniture without an NOC, provided the contractor had a gate pass. Emaar's factsheet lists furniture installations among works that need no NOC, but every contractor entering the community still needs an entry permit. Town Square is stricter: removing and replacing wardrobes, kitchen cabinets and doors is a minor work at AED 1,000, while storage shelves count as a home improvement at AED 160.
The licence matters once a piece is fixed in place. Dubai Municipality's contracting classification lists Interior Decoration (454009) and Reinforced carpentry and steel works contracting in building (4390005) among its secondary activities, so ask the fitter which one it holds, and look the firm up in Dubai BPS before you pay a deposit.

Where no developer rulebook exists, as across Sharjah's developments and at Al Zorah, we ask the building or community manager for delivery times in writing before a date is booked. What a custom furniture quote should list
- Each piece by name, with its dimensions and the drawing it was priced from.
- Materials by name for carcass, fronts and hardware, not grades such as premium.
- The finish, with a signed sample kept by both sides.
- Delivery, fitting and snagging, each marked as included or not.
- The programme in weeks, counted from sign-off of the shop drawings.
- Payment stages tied to drawings approved, pieces delivered and pieces fitted.
- What the workshop will repair after handover, and for how long, in writing.
A piece made to your drawing cannot be returned like a catalogue item, so the drawing sign-off is the moment that matters. Ask for shop drawings before production and sign each one. - Do I need approval to install fitted wardrobes in Dubai?
- It depends on the community. Nakheel's 2023 villa design codes allowed wardrobes, cabinets and furniture to be replaced without an NOC, with a gate pass. Emaar needs no NOC for furniture installations but requires an entry permit for every contractor. Town Square treats new wardrobes as minor works, with a AED 1,000 fee and a two-working-day approval.
- What is bespoke joinery manufacturing?
- Joinery built in a workshop to one project's drawings: wardrobes, kitchens, doors, panelling and storage made to measure and then fitted on site. It is priced from the drawings and a material schedule, which is why two workshops can only be compared on the same set.
- Can furniture be delivered to an Emaar villa on any day?
- No. Emaar's 2026 rules for its villa communities allow bulk deliveries and removals only from Monday to Saturday between 10:00 and 13:00, and never on public holidays. Book the delivery inside that window and tell the workshop before it schedules the truck.
- Do you arrange custom furniture in Abu Dhabi, Sharjah and Ajman?
- Yes. We brief workshops that deliver to each emirate. In Aldar communities, plan for 48 hours' notice on bulk deliveries and lift bookings of no more than two hours.
- Who should fit built-in furniture in a Dubai home?
- A firm licensed for the work. Dubai Municipality's contracting classification lists Interior Decoration and Reinforced carpentry and steel works among the secondary activities fitters hold. Look the firm up in Dubai BPS, and check that the company named on the quote is the one sending the fitters.
- Is custom furniture part of an interior design fee?
- Not unless the proposal says so. A design fee pays for the drawings and the specification; the pieces themselves are priced by the workshop or inside a design-and-build contract. Turnkey packages are where furniture sits inside one price, such as AI Designs' published AED 10,000 to 15,000 for a one-bedroom apartment.
