Villa interior design in Dubai is sold in two forms that are easy to mix up. A design fee buys drawings and a specification that any licensed contractor can price. A design-and-build figure is a project budget with the work inside it. Every row below names the firm that published it, read in September 2026, and keeps the two kinds apart.

How much does villa interior design cost in Dubai?

Design and build for part of a villa is published at AED 80,000 to 150,000, and a full villa design and fit-out at AED 250,000 to past AED 1,000,000 (Spazio). Design alone for a large villa runs AED 40,000 to 150,000 and above (Bestimate), or AED 120 to 140 per square metre on Couture's rate card, with the rate falling as the villa grows. Which villa bands do Dubai firms publish?

Ten figures cover the villa market between them. Four are design fees and six are project budgets, and the gap between the two groups is the first thing to understand before a proposal lands on your table.

Read the Couture rows as a scale, because that is how the firm wrote them: the larger the villa, the lower the rate. At AED 130 per square metre, an 800 square metre villa comes to AED 104,000 in design fees before a single contractor has quoted. The budget rows answer another question. Spazio's AED 80,000 to 150,000 buys a finished part of a villa, rooms that are drawn, built and handed over.

Villa interior design in Dubai per square metre: how do the rates compare?

Convert every rate to one unit before you set two proposals side by side. Couture charges per square metre, so its AED 130 is about AED 12 for each square foot of floor. Algedra works in square feet: a basic fit-out at AED 240 to 400, mid-range at AED 400 to 680, and high-end from AED 680 to beyond AED 1,400. Those are build costs, and they sit on top of any design fee.

Google's AI Overview for Dubai interior design searches adds two rates for houses: AED 250 to 450 per square foot for townhouses, and AED 400 to 600 and above for large luxury villas. Treat them as a cross-check on a contractor's rate, since the overview gives no list of what each figure includes.

Which community rules reach inside a villa?

Paint, furniture and light fittings rarely need a developer's consent. Layout changes almost always do, and each master developer draws that line in its own document.

What four Dubai developers publish about villa interiors, read September 2026

The dates matter. Emaar's fees come from its 2022 factsheet, the only schedule it publishes openly. Nakheel's 2023 villa design codes, which the developer took down when its communities moved to Dubai Holding Community Management, priced a modification application at AED 1,000 plus VAT, held a refundable AED 10,000 site deposit and promised an NOC within three working days; the 2026 Dubai Holding rulebook states no fee or deposit amount and only a reasonable period for the NOC, so confirm all three with the community office. Emirates Hills sits outside Emaar's standard modification service altogether, and Emaar does not say what replaces it, so we confirm that route with the community before any design is drawn. What changes on a luxury villa interior design brief?

Three things move at the top of the market. The rate climbs: Ray Fitout publishes luxury turnkey villas at AED 600,000 to 2,000,000 and above. The specification lengthens, because imported stone, lighting and joinery are named piece by piece and priced the same way. And the address brings its own rulebook, from the Nakheel and Trakhees chain on Palm Jumeirah to the unpublished route in Emirates Hills. What a villa brief should settle before anyone quotes

  1. The rooms in scope, the floor area in square metres, and which rooms stay as they are.
  2. Whether any wall, opening or service moves, because that decides the permit and who files it.
  3. The community and its developer, so the NOC route is known before the drawings start.
  4. Furniture: made to measure, bought in or kept. Made-to-measure pieces are quoted apart from the design fee.
  5. The deliverables: layouts, 3D views, working drawings and a finishes schedule.
  6. Who builds it: a contractor chosen after tender, or design and build under one contract.

How much does it cost to furnish and design a villa interior in Dubai?
Published budgets for design, fit-out and furniture together start at AED 80,000 for part of a villa and run from AED 250,000 to past AED 1,000,000 for a whole villa, both on Spazio's ranges. Ray Fitout puts mid-range villa interiors at AED 250,000 to 600,000 and luxury turnkey work at AED 600,000 to 2,000,000 and above.
Is villa interior design priced by the square metre?
Some firms price it that way. Couture Luxury Interior Design publishes AED 120 per square metre for villas of 1,000 square metres or more, AED 130 between 750 and 1,000, and AED 140 between 500 and 750, and quotes smaller homes on request. Others charge 10 to 20 percent of the project, or a flat sum. Ask which method a proposal uses before you compare the totals.
Which villa works need an Emaar NOC?
Minor and major modifications, applied for through the Home Modifications section of the community portal. Emaar's 2022 schedule lists a AED 500 review fee, deducted from the total, and approval fees of AED 1,000 for minor works and AED 2,000 for major ones, and promises an answer three business days after the file is complete. Internal painting, furniture and electrical fixtures need no NOC, but each contractor must still hold an Emaar entry permit.
Can a Nakheel villa interior be changed without an NOC?
Much of it can. Nakheel's 2023 villa design codes listed internal paint, wallpaper and decoration, kitchen and bathroom refurbishment that kept the wall layout, and new cabinets, wardrobes and furniture among works that needed no NOC, with a gate pass, and Dubai Holding's FAQ still keeps internal painting and like-for-like replacement permit-free. Under those codes, moving walls was a Modification to Existing Villa application with a refundable site-access deposit from the contractor; Dubai Holding's 2026 rulebook asks for an application and states no amount, so confirm any fee and deposit with the community office.
What is the difference between a design fee and a fit-out budget?
The fee pays for the design: drawings, 3D views, a specification and any agreed site visits. The budget pays for building it: materials, labour, joinery and furniture. On a villa the two are often quoted together, so the proposal should say whether the design fee sits inside the budget or on top of it. At 10 to 20 percent, the difference is large either way.
Who is licensed to carry out villa interior works in Dubai?
It depends on what changes. Dubai Municipality's contracting classification lists Interior Decoration and Decoration Design and Implementation as secondary activities, covering finishes, joinery and ceilings. Building Contracting is the main activity, graded by the height a firm may build, and it is needed once walls or structure change, along with a registered consultant to file the modification.
Which villa communities have the strictest interior rules?
Of the developer rules on this page, Tilal Al Ghaf's and Town Square's reach furthest inside the home. Tilal Al Ghaf asks for written consent just to replace floor coverings, and its plan review alone costs AED 5,000 before VAT. Town Square classes false ceilings, new floor tiles and opened interior walls as major works at AED 2,000 plus a AED 5,000 deposit.
